Booking & Availability
Our minimum stay is 2 nights across all properties. For longer stays of a week or more, we offer discounted weekly and monthly rates — get in touch to discuss.
You can book directly through the "Check availability" button on any property page, or via Booking.com, Airbnb, and VRBO. Booking direct means you deal with us personally — no platform in the middle.
We offer free cancellation up to 5 days before your arrival date. If you cancel within 5 days of arrival, or simply don't show up, the full booking total is charged.
These terms apply to bookings made directly with us and through Booking.com. Cancellation terms on Airbnb and VRBO may differ slightly depending on the listing — check the platform at the time of booking. For any queries, get in touch and we'll help.
In most cases yes, subject to availability. Just get in touch as early as possible and we'll do our best to accommodate you.
Yes. Longer stays attract discounted rates — the longer you stay, the better the nightly rate. Contact us with your dates and we'll put together a price.
Check-In & Check-Out
Check-in is from 3pm and check-out is by 10am. If you need to arrive a little earlier or leave a little later, just let us know in advance and we'll always do our best to help — subject to availability and the next guest's schedule.
Where we can accommodate it, the first hour either side is complimentary — so checking in from 2pm or departing by 11am won't cost you anything extra. Beyond that, early check-in and late check-out are charged at £10 per hour.
All our properties use smart lock keyless entry — no keys, no meet-and-greet required. When you book, you'll receive a copy of our terms and conditions by email. Once these are completed, our system automatically generates a unique 4-digit entry code for your stay.
Your code is usually the last four digits of the phone number you used to book, unless we advise otherwise. It will be sent to you directly, along with step-by-step instructions on how to operate the smart lock. You're good to arrive whenever suits you.
Not a problem — keyless entry means you can arrive at any time. Just let us know if you're expecting to arrive very late so we know to expect you.
What's Included
All properties come fully equipped — bed linen, towels, a fully stocked kitchen, Smart TV, washer/dryer, high-speed Wi-Fi, and a starter supply of toiletries and essentials. You genuinely don't need to bring anything other than your clothes.
Yes, fast broadband Wi-Fi is included at all properties at no extra cost. It's reliable enough for video calls and remote working.
Parking arrangements vary by property. The Dove has a private driveway. Check the individual property pages for full parking details, or ask us if you're unsure.
Yes — every property is professionally cleaned and inspected before each new arrival. Fresh linen and towels are always provided.
For Contractors & Work Stays
Yes — we regularly work with businesses booking accommodation for their teams. We can provide invoices and documentation suitable for company expenses. Get in touch and we'll make it straightforward.
Yes. All properties have fast broadband included, and each has a space suitable for working. No hot-desking, no shared lounges — the whole property is yours.
Yes. We offer flexible stays from 2 nights upwards, and have hosted contractors on placements of several months. Weekly and monthly rates are available — contact us to discuss your requirements.
Absolutely. The Weaver sleeps up to 9 guests across 3 bedrooms and is ideal for project teams. The Heron sleeps up to 7, and The Dove up to 5. All rooms are within the same property — no shared corridors or strangers.
House Rules
We're sorry — we don't accept pets at any of our properties. This is in place to protect the comfort and cleanliness of the home for all guests.
Smoking is not permitted inside any of our properties.
Yes — all our properties are family-friendly and have been enjoyed by guests travelling with children. If you have specific requirements, let us know and we'll advise which property suits you best.
Daytime visitors are welcome. If anyone is planning to stay overnight who wasn't included in the original booking, please let us know in advance — we ask that guests keep us informed as a courtesy.
Subject to the property having capacity, additional overnight guests are charged at £15 per person, per night. Drop us a message and we'll confirm the details for your stay.
About the Properties
The Weaver is our largest property, sleeping up to 9 guests across 3 bedrooms plus a sofa bed. The Heron sleeps up to 7, and The Dove up to 5. See the Our Properties page for a full comparison.
The Heron and The Dove are both in Stoke-on-Trent, Staffordshire. The Weaver is in Newcastle-under-Lyme, a short distance away. Both areas have good transport links, nearby supermarkets, and easy access to the wider Staffordshire area.
Each property has its own character. The Heron is a welcoming, well-equipped space in Stoke-on-Trent — great for longer stays and flexible groups. The Weaver is our largest and most vibrant property in Newcastle-under-Lyme, ideal for teams. The Dove is a calmer, more tranquil retreat — perfect for smaller groups or those looking for a peaceful base. Visit each property page for full details.
Getting Started
From initial consultation to going live typically takes 2–3 weeks. This covers our setup visit, any compliance certificates that need arranging, professional photography, smart technology installation, and platform listings. We move at the pace that suits you.
The property itself, furnished and in good working order. We take care of everything else — compliance checks and certification, professional photography, smart technology installation, and listing optimisation across all major platforms. We'll walk you through exactly what's needed at the initial consultation.
We require a minimum six-month initial commitment. Short-let income is inherently seasonal, and a six-month term gives the property time to move through different demand periods and reach its true earnings potential — a three-month window can paint a misleading picture either way.
After the initial term, either party may terminate the arrangement with three months' written notice. This lead time allows us to honour existing bookings, manage the transition properly, and hand everything back to you in good order.
Yes, but this needs to be planned in advance. We require a minimum of four weeks' notice to block dates for owner use, and those dates cannot overlap with bookings already confirmed in the calendar — those stand.
We are not able to accommodate last-minute or same-day requests for owner access. The property is an operational short-let business during the arrangement, and guests, cleaning schedules, and platform commitments take precedence. If you anticipate needing regular access for personal use, we'd recommend discussing this with us before signing up so we can factor it into the calendar strategy.
Compliance & Setup
All compliance work — EICR (electrical installation condition report), gas safety certificates, fire risk assessments, and any other certifications required for short-let properties in your area — is coordinated through our partners at CHAPS (Complete Home and Property Solutions). They handle the surveys, arrange any remedial work needed, and issue the certificates directly.
We manage the whole process on your behalf and advise on exactly what's required based on your property during the setup stage.
Properties available for short-let for at least 140 nights per year — and actually let for at least 70 — may qualify to be assessed for business rates rather than council tax. In many cases this attracts small business rates relief, potentially reducing your property's annual rates liability to zero.
We handle the Valuation Office Agency application entirely on your behalf as part of our management arrangement, at no additional cost.
Every property we manage is set up with a smart keyless lock, giving guests a unique entry code per stay — no physical keys to manage or hand over. We can also install exterior security cameras, smart thermostats for energy management, and noise monitoring devices where appropriate. We'll advise on the right setup for your property.
Finances
Our ongoing management fee is 18% of gross booking revenue. There is no monthly retainer, no admin fees, and no hidden charges. You only pay commission when we generate income for you.
We retain all booking revenue throughout the month and pay all operating expenses on your behalf — cleaning, laundry, OTA platform fees, and any other running costs. At the end of each month we send you a full itemised statement showing every booking received and every expense paid. Your income — gross revenue minus expenses and our 18% commission — is transferred to you at the same time. No invoice from you required.
For statement purposes, a booking is included in the month in which it checks out, provided checkout falls on or before the 5th of the following month. For example, a booking running from 30 September to 4 October would appear in the September statement. Any checkout falling on the 6th or later carries into the next month's statement.
We use dynamic pricing tools that adjust nightly rates based on local demand, seasonality, local events, and competitor data. Our aim is to maximise your income without sacrificing occupancy — a balance that consistently outperforms fixed pricing over time. You'll see the results reflected in your monthly statement.
We list across Airbnb, Booking.com, Vrbo, and the Nesting Hub website. All listings are managed centrally so calendars stay in sync and there is no risk of double-booking. We handle all platform accounts, optimise listing content, and manage reviews.
Day-to-Day Management
Yes — from initial enquiry and booking confirmation through to check-in instructions, any in-stay queries, and check-out. You don't need to be available to guests at any point. We are the single point of contact for your guests throughout their stay.
We photograph and inspect each property before and after every stay as standard. Guests are required to agree to our house rules and a damage policy at the point of booking. Where damage occurs, we handle all guest communication and any claim process on your behalf and keep you informed throughout.
Your detailed monthly statement gives you a full picture of every booking and expense. We're also always available to discuss performance, upcoming bookings, or anything else you'd like to know. If you have questions at any point, just get in touch.
